Why I Built The Ledger

From my own exit plan to yours.

I've been a real estate investor for fifteen years. Quietly, in the background of a regular job, buying properties, collecting rent, and working my way toward a number I never quite finished calculating.

This past summer, that all stopped. I was diagnosed with brain cancer. What followed was ninety days in the hospital, and nearly a year of recovery. I'm grateful, and lucky, to say I'm now in full remission.

Having left my job during that time, I found myself with something I hadn't had in fifteen years — time. And an old question came back to me, one I'd never fully answered.

So I built a model. At first, just for myself — a spreadsheet to finally answer my own question honestly instead of guessing. But the more I built, the more I realized the real power wasn't in tracking any single number. It was in the interplay between three things — reinvesting cash flow, refinancing equity, and depreciation — and how they compound together over decades in ways a simple rent-minus-expenses calculator could never show.
