Not a mortgage calculator. A real financial model of your portfolio, compounding thirty years forward.
Amortization, appreciation, rent growth, vacancy, and depreciation — projected year by year, not estimated.
Pool positive yearly cash flow and watch it compound into new properties — automatically, on its own.
Set your equity threshold; the model finds the precise year each property should refinance — and does it.

An illustrative investor — not a real customer — showing how the model compounds a starting portfolio toward an exit date.
She owns 4 properties worth $1.2M, throwing off $1,800/mo after every expense. Her freedom number is $7,500/mo. Today that's 24% replaced — nowhere near quitting.
She turns on cash-flow reinvestment and sets her refi threshold at 50% equity. The model does the rest: every year of positive cash flow pools toward the next down payment, and each property refinances the moment it crosses the line — buying more, compounding forward.
The ledger shows her crossing 100% in year 11. Not “someday.” A date.
Figures are illustrative and generated by the model's assumptions, not a guarantee. Your own numbers, and your own exit date, depend entirely on the properties and assumptions you enter.

No. The ledger runs the math on the numbers you enter — rent, mortgage, expenses. It doesn't tell you what to buy, sell, or refinance. That call stays yours.
The Unlimited plan removes the property cap entirely for $50/month. You can upgrade the moment you need to, right from your account.
Yes. Every property, projection, and paycheck number is scoped to your account only — no one else's login can see it, by design.
Yes, from inside your account, whenever you want. No contracts, no phone call required.
No. If you know your rent, mortgage payment, and expenses, the ledger runs the projections, stress tests, and depreciation schedule for you.
The number is your portfolio's net cash flow — rent minus mortgage, taxes, insurance, maintenance, management, vacancy, and credit loss. It is pre-income-tax and doesn't automatically set aside capital-expenditure reserves. Rental income is often taxed favorably thanks to depreciation (which the ledger tracks), but the comparison to your paycheck is a cash-flow figure, not an after-tax one. If you want a more conservative target, simply set your freedom number higher to build in a tax and reserve cushion.
I've been a real-estate investor for 15 years, quietly working my way toward my exit number. This past summer, I was diagnosed with brain cancer. After 90 days in the hospital, and nearly a year in recovery, I'm grateful to say I'm now in full remission.
Having left my job, I suddenly found myself with time on my hands — and an old question I'd never fully answered: exactly how many rental properties would it take to quit for good? So I built the all-encompassing model I'd always wanted, first just for myself.
I quickly realized the real power was in the interplay of reinvesting, refinancing, and depreciation — how they compound together over decades in ways a simple calculator could never show.
What you see here is that model — expanded, refined, and opened up to share with everyone chasing the same freedom.
